Asphalt Sealcoating in Riverside

Asphalt consists of mostly rock and/or stone and gravel--also referred to as aggregate--held together with a binder called asphalt cement. Maintaining this binder is absolutely essential for preserving the service life of any asphalt surfaces. UV rays from the sun, chemicals, oil and rain are all threats to this binder, and when introduced to the asphalt, the degradation process begins. As it progresses, the surface of the asphalt becomes brittle, and the color changes from the rich black that characterizes freshly paved asphalt to a light grey over time.

Asphalt sealcoating serves the purpose of protecting the service capabilities of the asphalt as well as the aesthetic. The sooner that the sealcoating can be applied during the life cycle of the asphalt, the better. Therefore, we recommend that this service be planned after the completion of the asphalt paving service, so you can prepare to protect your investment from day one.

How Asphalt Sealcoating Prolongs Asphalt Life Cycle

If you want your asphalt pavement to last for a long time, a maintenance program will be necessary. And you guessed it: this maintenance program needs to involve sealcoating. You can think of it almost like sunscreen. Applying sunscreen to your skin one time won't protect it day after day from the harmful effects of the sun. Likewise, applying a sealcoating to your asphalt once will not protect it year after year from all of the elements and debris that threaten its integrity.

If that's not enough to convince you, think about the aesthetic implications. Asphalt sealers are typically a form of acrylic. When applied to asphalt per the manufacturers' specifications, it provides a slip-resistant surface with that beautiful, deep black finish that brings a renewed vigor to the look of your pavement.

Maintenance is something that no one seems to like. But think of it this way: would you rather drop a couple hundred dollars a few times per year to get your personal vehicle maintenance, or wait until your car breaks down on the 405 and has to get towed to the nearest dealership where they inform you that you have to pay thousands to get it running again?

Similarly, asphalt pavement needs to be maintained, or you risk the asphalt breaking down to the point where it completely fails. At this stage, it will need to be removed and redone entirely. Let us save you the headache! Contact us today for an estimate for any needed repairs. Even if you're not sure about exactly what your asphalt needs, we will conduct an examination and give you an honest evaluation to identify what services need to be done.

Asphalt Sealcoating FAQs.

  • How long does sealcoating last?

If your asphalt is newly installed or otherwise in great shape, sealcoating can last for up to three years.  If your asphalt is older, it may need to be resealed on an annual basis.

  • Do I really need to have my asphalt sealcoated?

Although asphalt starts off that rich black color that we all love, over time the binder that holds the aggregate together begins to oxidize from exposure to the elements. Sealcoating creates a barrier that helps to protect the asphalt, which prolongs its lifespan. So in short, no, you don't have to have the service done, but if you don't want to end up spending more money down the line to have all of your asphalt replaced...you should.

  • If I have cracks in my asphalt, will sealcoating help?

Unfortunately not. Sealcoating does not seal cracks, large or small. It also will not smooth out any damaged asphalt surfaces. Asphalt repairs will need to be performed before sealcoating if you are having any of these issues.

  • After you sealcoat my asphalt, how soon can I reopen it?

This is also dependent on weather conditions, but in most cases you can walk on your asphalt within 4-8 hours, and have it fully open to traffic within 24-48 hours after a sealcoating service has been performed on your asphalt.
