If asphalt is installed properly and well-maintained, it can last a good 30 years. The constant friction of tires will inevitably wear away the top layer of the asphalt, which will overtime cause it to look dull and begin to crack. Water and chemicals such as leaking fluids from vehicles will also settle in and make the asphalt crumble and become less safe (not to mention diminish the curb appeal of your home). Once the hard work of installing new asphalt has been completed, sealcoating is an important step to take in order to protect your investment. However, asphalt requires about 90 days to fully cure and harden. Until then, it'll be flexible and almost "bouncy." This is because lightweight hydrocarbon oils are still inside of the asphalt that are giving it that flexibility. At this point, tires and pointed objects such as bike kick stands or heavy sports equipment can still leave marks in the asphalt. So you'll want to wait six months to a year for those hydrocarbon oils to work their way out, otherwise they'll get locked in by the sealer and the asphalt underneath may crack or get otherwise damaged.
